What happens after you submit
- You get an immediate confirmation by email (and text, if you opted in).
- Our team reviews the property and sends a written offer range within 3 business days. If one detail is missing, we ask for it — we don't make you start over.
- If the range works for you, we ask for the rent roll and T12 (if you haven't sent them) and turn the range into a firm written offer.

- What is a private offer range?
- A written range of what SimplySolvd would pay for your property, based on the information you share — address, unit count, current rents, and your price expectation. It is not a listing appraisal or a broker opinion of value; it is what a direct buyer is prepared to pay, before either side spends time on calls.
- How long does it take to get the range?
- Within 3 business days of your submission, usually sooner. If we need one more piece of information, we email or text you for it rather than making you wait.
- Do I have to upload financials to get a range?
- No. The address, number of units, approximate monthly rent, and your asking price are enough for a range. Uploading a rent roll and trailing-12-month statement (T12) lets us tighten the range into a firm offer faster, but it is optional at this stage.
- Do I have to get on a phone call?
- No. The range is delivered in writing by email. If you want to talk it through afterward, you can pick a Saturday slot that suits you — that step is always your choice.
- Is there any cost or obligation?
- None. There are no fees, no commissions, and no obligation to accept the range or continue the conversation. Many owners use it simply to understand what their property is worth to a direct buyer.
- Who sees my information?
- Only the SimplySolvd acquisitions team. Nothing is listed, shared, or sold, and your tenants, staff, and competitors do not need to know you are exploring a sale.
